Newsletters: You should be getting your newsletters quarterly – by the first week of January, April, July and October. |
Notice:
A person or persons walking our path or using any of our park facilities must be a resident or accompanied by a resident of Oakwood East. Midwest City will uphold the "trespassing" violation.Annual Meeting:
This is a reminder of your annual meeting scheduled for January 19, 2006 at 7:00 p.m., Midwest City Community Church of the Nazarene, 10200 S.E. 15th Street. Further notification will be sent with your annual assessments in December. The marquees will also remind you as the date nears. All homeowners are members of the association and have one vote per household, provided they are current with their assessments. Please come and exercise that vote. You can review and ask questions on the budget and proposed projects for the year; and other important matters of interest will be addressed.Signs: We’re still having problems with unwanted signs even though their placements are controlled by Midwest City Ordinance and our covenants. There are to be no signs put at our entrances, islands, or around the ponds (except our park rules and our marquees). Our sprinkler lines are being broken and the repairman has shown us pieces of stakes embedded in the pipes. The city will also pick up and dispose of these unauthorized signs. You are allowed a sign on your property; garage sale or for sale/rent.
Directors and Officers: Periodically we have a vacancy for Directors and Officers of the Oakwood East Homeowners Association. This is a community service position. Directors’ do not get paid for their service. Please call Gracie if you’re interested.
Snake-A-Away: Residents requested last year we do something to keep the snakes away from the path and playground. We put out 2 gallons of Snake-A-Way in May and several residents said they noticed the difference. We’ll plan on doing this every year as long as it’s successful.
Beaver: Grace has received several calls from residents who were upset about the beaver being sighted in our north pond. Those calls are much appreciated and alert us so we can minimize damage. It is unlawful for anyone except Midwest City Animal Control to trap and dispose of beavers. She called Animal Control on 9/21/05, 9/23/05, 10/28/05, first week of November, and 11/14/05 about this matter. Initially she was told they couldn’t help until the beaver chewed a tree down, then when she reported this had happened they told her the man that set the traps had been transferred to another department and someone new had to be trained. One of our residents came up with the idea to put chicken wire around the trunks of the trees to protect them from the beaver. We’ve hired that done and will have to wait and see the results.
Silt Removal of Choctaw Creek: We’re still receiving questions about the silt removal of Choctaw Creek. There was a problem in finding someone to remove this silt, and over time vegetation and brush took over the area. Midwest City’s Code Enforcement and Director of Development Services gave us instructions on the removal of the silt in Choctaw Creek. We were required to clean and restore the area to its original appearance. The silt that filled Choctaw Creek and some of the North pond came from un-vegetated lots that entered the city’s drain system and were filling up our culverts. This prohibited the rain water from a natural runoff. The city has inspected and approved our cleanup action. It was timely performed to prevent being fined for non-compliance of the Midwest City Storm Water Runoff and Receptacles Program. This will be a necessary ongoing requirement. It will also result in a more pleasing appearance and restrict vermin, snakes, mosquitoes, etc.
New Housing Construction on Westminster: Many of us are curious about the new housing additions being added to our area. We would like to update you on the information we have.
The clear cut area on Westminster south of the water treatment plant is to have homes similar to our addition built there. The City’s code is 1400 sq. ft. and 2/3’s brick, and the city has approved their construction meeting those codes.
There will soon be another addition started at the SW corner of SE 15th and Westminster, close to Windsong. A variance was requested to the city’s code for small houses of 800 sq. ft. The city is standing firm on the current code and the first phase of this development will meet this code. However, we understand litigation is in progress to permit building the smaller homes. They have agreed to add a certain number of trees to the development on each lot. We’ll try to keep you updated.
Schools for Oakwood East Students: We were proud to recently hear that the Choctaw and Nicoma Park students’ ACT scores were equivalent to Edmond school students, which ranks among some of the best in the state. We really appreciate our Principals and Teachers that work so hard to make such an achievement possible.
Oakwood East Compliment: One of our owner’s who currently lives out of state had this to say about Oakwood East after receiving our newsletters: "I live in a pretty nice neighborhood near Washington, DC-houses range from $400K-$500K. The guy beside me has 5 vehicles; at least one is parked in the street in addition to an RV that is parked in the street. The guy across the street keeps a boat parked in the street. Nearly every household parks their vehicles in front of their houses even though all have garages. Lawn care is up to the individual and some keep it up and some don’t. Needless to say, there is no Homeowner Association to govern this kind of stuff and it shows. My wife just commented last Saturday how junky it make the neighborhood look and was bound to impact the house value—even though the houses sell for over $400K, that is Wash, DC inflation and the neighborhood has nothing on Oakwood East. I say all this to support your thoughts on our Homeowner Association and to thank you for keeping our neighborhood an attraction vice an eyesore."
Electrician: Mr. Brandon Pitts, one of our new residents is an electrician. He has been repairing several lighting problems at our entrances. He did a good job at a very good price. Thanks Mr. Pitts.
Street Repairs: Many thanks to Councilman Rick Rice, Vaughn Sullivan, Keith Stewart and Street Department Personnel for the much needed repairs to our streets. They are looking so much better.
